Claims questions
Does homeowners insurance cover roof damage?
Homeowners insurance covers roof damage from sudden events such as windstorms and falling trees. It doesn't cover wear and tear, age or poor maintenance. How much it pays also depends on whether your roof is settled at replacement cost or actual cash value.
Typical Puget Sound roof claims
Short answer: Wind lifting shingles, trees and limbs falling on the roof, and resulting interior water damage.
- Windstorm lifts or tears shingles
- A fir limb punctures the roof
- Moss and age-related failure — not covered (maintenance)
Replacement cost vs. ACV on roofs
Short answer: With actual cash value roof settlement, an older roof's payout is reduced for depreciation.
